Is it a Good Time to Invest?

No one has a crystal ball, so it's hard to say. However, there are signs that the Ventura and Santa Barbara County rental market is tightening and demand seems to be outpacing the supply. That usually means that rents will increase. With increasing rents, low mortgage rates, and sellers finally willing to negotiate on price and terms, we are seeing some investors return to the market here in Ventura and Santa Barbara. I should qualify that and say that solid, long term investors are considering buying, but short term flippers are still out of vogue at the moment.

Is the Market Stabilizing?

"It's important to focus on where the housing market is now - it appears to be stabilizing, and comparisons with an unsustainable boom mask the fact that home sales remain historically high - they'll stay that way through 2007," said NAR Chief Economist David Lereah. "In addition, a temporary correction in prices distracts from the fact that it is primarily the number of home sales that affects the economy, and the number for this year will be the third highest on record."

It's true, when you compare this year to the past few years, it seems like doom and gloom. But, you've got to remember that the past few years was the abnormal situation. The word on the western Ventura County streets is that we are seeing buyers return in bigger numbers over the past few weeks. Many of the well priced properties in Ventura, Oxnard and Camarillo are going pending.

A survey last year by Freddi Mac concluded that a full two thirds of home borrowers were unaware of workout options if they became unable to pay their mortgage. These options include forbearance, which temporarily delays or reduces payments, and loan modifications, which can restructure the payment terms for a fixed period. Many servicers typically describe these options in their collection letters. However, it is up to borrowers to follow-up with their servicers to learn more about these options. So, it's important to pick up the phone and communicate with your lender about all the options.

Greenspan Thinks the Worst is Over!

There's light at the end of the tunnel! Former Federal Reserve Chairman Alan Greenspan says that the worst of the housing adjustment is over and “sales figures have stabilized.” He predicted that inventory levels will come down at a "reasonably rapid pace.”
